Applications
- Complete the application online on any internet connected device including mobile phones
- Everyone in the household over 18 years of age must submit a separate application
- Application fee is per adult and non-refundable
- Application fee includes eviction, credit, and criminal background checks
- Pay for the application fee online using your credit or debit card
- Please allow 3-5 business days to process the application
- Application approval results will be emailed once the application has been processed

Qualifications
- Applicant: Must be over 18 years of age
- Income: Must have verifiable household income that is at least 2 times the amount of rent
- Employment: Must be presently employed with job history that includes 6 months with current employer or 6 months with previous employer
- Rental: Must not owe money to another rental property and no prior evictions
- Convictions: Certain felony convictions against applicant or other proposed property occupants may disqualify you
- Pets: No aggressive or potentially aggressive dog breeds (Pit Bulls, Akitas, American Bulldogs, Mastiffs, American Staffordshire Bull Terriers or English Staffordshire Bull Terriers, Rottweiler, Doberman Pinschers, Chows, and wolf hybrids), including a mixed breed, a one-time pet fee applies for all approved pets as well as a separate monthly pet rent amount per pet

Process
What to expect once your lease application has been approved:
- The security deposit must be paid in the form of certified funds within 24 hrs
- The Lease Agreement will be sent to the email address in your application(s) for e-signature
- You will receive a copy of the executed Lease Agreement once all parties have electronically signed
- An executed Lease Agreement is required in order for the property to be removed from the market and held for a resident's move-in date
Move-in
Requirements
The property keys will be provided once the following move-in requirements are met:
- 1st month’s rent must be paid in full
- Prorated rent (if applicable) must be paid in full
- Security deposit must be paid in full
- Move-in fee must be paid in full
- Pet fee and pet rent (if applicable) must be paid in full
- All utilities must be transferred into tenant’s name
- The Lease Agreement must be signed and executed
Utilities
Water, gas, and electric service are required and must be transferred into tenant’s name prior to move-in. Sanitation is included in the water service, click or call for trash pickup day. Tenant is responsible for lawn maintenance. All other services listed are optional and provided here for reference.
